Some people in our area have bought and sold property without the benefit of a professional, and had few problems. However there are also some people in our area that have bought and sold property and had many problems. I believe that it is safe to say that most problems occur due to disclosure and misrepresentation. If a Seller fails to disclose all the material facts concerning a property, and the Buyer does not perform their due diligence, there could be many problems. Did you know, if the Seller fails to deliver to the Buyer the required disclosures on a property, the Buyer may withdraw from the contract anytime prior to closing? Again, I would like to stress, that some people have had successful transactions without using the services of a Realtor, but I would also stress that professional services from a Realtor can save time, money, and piece of mind in the long run.
